RDJ is advising long-standing client O'Callaghan Properties (OCP) on the delivery of a major new residential development at Kennedy Quay in Cork's South Docks, marking a significant milestone in the regeneration of one of Ireland's most ambitious urban renewal projects.

The development will comprise 103 A-rated riverside apartments at Kennedy Quay, adjacent to the iconic former Odlums flour mill, and represents the first phase of a wider transformation of Cork's South Docks into a vibrant new mixed-use neighbourhood.

Construction is expected to commence shortly, with the development providing 45 one-bedroom, 42 two-bedroom and 16 three-bedroom homes. The project is being delivered in partnership with the Land Development Agency (LDA) under its Project Tosaigh initiative, which aims to accelerate the delivery of housing developments that have planning permission but have been delayed due to market or financing conditions.

The announcement marks a key step forward in the wider regeneration of Cork Docklands, one of the largest urban renewal projects in the State. Upon completion, the wider Docklands regeneration is expected to provide up to 10,000 new homes and support 25,000 jobs, creating a major new residential and commercial hub for Cork city.

The Kennedy Quay development forms part of OCP's long-term vision for its South Docks lands and will provide high-quality, energy-efficient homes in a prime waterfront location within walking distance of Cork city centre, Kent Station, Marina Promenade and Páirc Uí Chaoimh.
