On June 22, 2026, Société de mise en valeur de terrains dans l'Est de Montréal s.e.c. ("SMTEM") completed its acquisition of certain Montréal-Est lands from Imperial Oil. The transaction is in connection with the Montréal-Est revitalization initiative led by SMTEM and supported by the government of Québec.

The government of Québec announced it is allocating nearly C$123 million to accelerate the acquisition, decontamination, and redevelopment of a vast piece of land in eastern Montreal. The site of the former Esso refinery, which closed more than 40 years ago, covers nearly seven million square feet. The huge site is located near major highways, port and rail facilities.

The property is located between Sherbrooke and Notre-Dame streets, at the level of Gamble Avenue. The transaction involved, among other things, real estate and environmental due diligence, government approval, municipal pre-emptive rights considerations and negotiation of various servitudes. The property is contaminated.
