Our Banking and Finance team in Germany has advised funds advised by Lodge Quai Advisors LLP (LQ), an independent real estate investment and advisory firm focused on net lease and structured credit investments, on the acquisition of a corporate real estate asset in Germany as part of a €15 million sale and leaseback transaction.
The asset comprises approximately 25,000 square metres of warehouse and logistics space and serves as the tenant's headquarters and principal distribution hub. Under the transaction structure, the tenant has entered into a 20-year triple net lease, ensuring continued occupation of the facility while supporting its long-term operational needs.
Thomas Reckers, Net Lease Portfolio Manager at Lodge Quai Advisors LLP, said: "LQ is delighted to have completed this sale and leaseback, which was negotiated bilaterally and structured as a long-dated, inflation-linked triple net lease on an asset that sits at the centre of the tenant's operations.
"It is a clear example of how LQ works with established corporates to release capital tied up in strategic real estate while preserving long-term occupancy and operational control. This transaction was acquired by our fourth net lease fund, and LQ has a strong pipeline of deals to grow the fund further."
Our Frankfurt-based team advised LQ on the financing aspects of the acquisition. The team was led by Partner Carolin Glaenzel and supported by Associate Marie Thalheimer.
Carolin Glaenzel said: “We are pleased to have supported Lodge Quai on this sale and leaseback transaction. The deal underscores the continued appetite for well-structured net lease investments in the German market."
