Our Real Estate team has acted as advisors to Lincoln Property Company and MGT Investment Management on their landmark joint venture with MGT Investment Management, on the delivery of Station Hill.

Station Hill is a market-leading £850 million mixed-use regeneration project that places sustainability and community at its heart. The scheme is creating a new focal point in Reading and sets a benchmark for regional regeneration, with the final phase set to commence in 2026.

As well as being an all-electric building using air source heat pumps and extensive smart building technology, the award-winning office building ONE Station Hill targets BREEAM 'Outstanding' certification, a Platinum 'WELL' score and an EPC 'A' rating.

Once complete, Station Hill will deliver a dynamic mixed-use destination that transforms Reading's town centre. The scheme will include up to 625,000 square feet of best-in-class office space designed to accommodate more than 8,000 employees, alongside 1,300 private and affordable homes and a 600 unit Build to Rent community. It will also feature 100,000 square feet of lifestyle-led retail and leisure space, with scope for a 200-bed hotel and later-living accommodation. Two acres of new public realm will provide accessible, welcoming spaces for all users, reinforcing the development's commitment to sustainability and community.

The Gowling WLG team has acted on Phases 1 and 2 of the development since 2018, with the team led by Partner Matt Walker with support from Principal Associate Aquib Yusaf, Associate Jason Davenport, Senior Associate Shan Claxton and Partner Mark Stephenson (Construction) and Principal Associate Sarah Morris-Poxton (Construction), as well as support from the Real Estate Finance team.
