MIAMI (October 14, 2025) – Holland & Knight represented South Miami Real Estate Partners LLC in connection with its approval from the City of South Miami Commission for a proposed horizontal mixed-use development project, "MedSquare South Miami," under the city's new Transit Supportive Development District. The project was approved on October 7.
The 1.63-acre project is located in the heart of the City of South Miami, three blocks from Baptist Health's South Miami campus and Larkin Community Hospital and within walking distance to the South Miami Metrorail station. The development will include a six-story, 81,910-square-foot medical office building fronting SW 62 Avenue and eight two-story townhome units fronting SW 62 Court.
The project will also provide 353 off-street parking spaces to accommodate its operational demand. The building was designed by Modis Architects.
Transit Supportive Development (TSD) Districts are areas specifically planned to maximize access to public transit by creating compact, mixed-use communities around transit stations. These districts are designed to encourage walking and biking, reduce reliance on cars and foster sustainable communities through a mix of housing, retail and office spaces within a walkable distance to public transit.
