On Thursday, September 19, 2024, the St. Cloud City Council voted to increase City mobility impact fees. This vote followed shortly after Osceola County approved significant increases to their mobility fees on September 9, 2024.

After much debate, the City Council ultimately chose to lower the total fee increase by 15% from the original proposal, but the change will still significantly increase development costs for projects in St. Cloud. For example, the new mobility impact fee for single-family homes will rise from $6,442 to $14,501. Additionally, the mobility impact fee for condos and apartments will increase from $4,166 to $9,378.

The new rates go into effect on June 18, 2025. Building permit applications must be properly filed by June 17, 2025, to be vested with the current mobility impact fee rates.
