MIAMI (July 14, 2026) – Holland & Knight advised TTG 57 LLC, an affiliate of Miami-based Treo Group, on obtaining rezoning approval to develop Vox on Red, a six-story, 117-unit student housing project within walking distance of the University of Miami and nearby rapid transit stations and mass transit corridors. The Miami-Dade Community Zoning Appeals Board approved the rezoning of the 2.89-acre site to residential modified district, along with minor non-use variances, on July 9.
Designed by Modis Architects, the project is located at 6280 S.W. 57th Avenue/Red Road, just west of the University of Miami's main campus. The property is also located within the South Miami Transit Way Strategic Miami Area Rapid Transit (SMART) Plan Corridor, one of six rapid transit corridors adopted by Miami-Dade County to promote transit-supportive densities and intensities along rapid transit activity corridors. Amenities will include a pool deck, clubroom/lounge, fitness studio and study areas. It will also provide pedestrian entrances and connectivity elements, in addition to off-street parking spaces well in excess of the county code.
The approval allows Treo Group to move forward with the fully entitled project and will incorporate the historically designated "Howell Residence" on the property as a resident clubhouse amenity, following unanimous approval of a Special Certificate of Appropriateness from the Miami-Dade County Historic Preservation Board.
