Russell-Cooke has acted for Bloom Real Estate on the acquisition of four London properties, the first purchases in its £250 million 'ultra urban' warehouse joint venture with real estate investor Angelo Gordon.

Bloom is a new warehouse investment and development company, headquartered in London, focused on ultra-urban industrial and logistics properties in London Zones 1 & 2. The joint venture will rapidly develop a platform of fit-for-purpose, ultra urban warehouse assets across Central London.

The first four sites acquired by the JV are in Brixton, Hackney, Greenwich and Fulham. They will have a combined value in excess of £125 million and, subject to planning, will be delivered to market in Q4 2022. A number of additional sites are already in the pipeline.

The real estate team was led by partner Neil Dryer supported by senior associate Katie Cooper and associates Chloe Wilson, Aleena Shah and Harriet Frisell.

Neil Dryer says: "Bloom is an innovative challenger real estate company with big ideas. Being a part of this JV and their first major investments has been inspiring and we are very much looking forward to joining them on the rest of this journey."

Bloom partner and co-founder Tom Davies says: "We are pleased with our maiden acquisitions for our new 'ultra-urban' warehouse platform. It has been great to have Neil and the Russell-Cooke team by our sides for these transactions – their commerciality and straight-talking approach is always helpful."
